Pre-foreclosures, which are in the period before the foreclosure sale. Foreclosures, which exist when the property is taken back by the lender and sold at public sales. REOs, which exist when the lender ends up with the foreclosed property in it's own inventory after the public sale. How do I find the owners and borrowers? Pre-foreclosure Properties – You can approach the owner or borrower up until the time when the property actually is sold through foreclosure proceedings. If the owner or borrower isn’t living in the property, use one or more of these methods to hunt them down: * Don't be shy! KNOCK ON THE DOOR! - Simply be polite and see if you can gather information directly from the homeowner or renter. If you can get in the door you stand a much better chance of making an offer or finding out where the owner is. You are offering folks a way out of foreclosure -and possibly a more lenient approach than the bank might take to when they must vacate- if you buy the home. * By Mail – Send a letter to the owner/borrower at the property address or leave a letter for the owner/borrower at the property address (if you put it inside a mailbox, the USPS requires that you put a first-class stamp on it). In the letter, explain that you understand the property is going into foreclosure, and that you have some options so the owner/borrower can avoid credit problems, or possibly even retain ownership. * Use Public Records – If the owner/borrower doesn’t live in the property, check with the county courthouse. They’ll have the owner/borrower’s name on record. * Ask Neighbors – If the property is vacant, talk with neighbors to see if anyone knows how to reach the owner/borrower. Be sure to tell them you’ve got information to help the owner/borrower. * Open the Telephone Book – If you still can’t locate the owner/borrower, try calling people who have the same last name. You might happen upon a relative. Foreclosure Properties – You’ll find foreclosed properties at a public sales. The day, date, time and place is published in the newspaper. The usual location for foreclosure sales is at the county courthouse, and sometimes, they’re conducted on the courthouse steps. REOs – After the foreclosure proceedings, the lender may end up with the property if no one bids more than the lender’s bid, which is equal to the loan balance. At this point, the property is referred to as an REO or “real estate owned” (by the lender) property. REOs are great investment opportunities. (November 30) Play video NEW YORK (CNNMoney.com) - Recent economic data may point to a cooling housing market and some investors are already dashing for the exits, according to a news report published Wednesday. Speaking with real estate brokers and analysts from such hot real estate markets as Las Vegas, Miami and Washington, D.C., The Wall Street Journal reported that fewer people are buying property as an investment vehicle. A researcher at Arizona State University told the paper that in the hot market of Phoenix, as many as 30 percent of the properties for sale on the market right now are owned by investors, while Sandra Geary, a real estate broker in Sonoma County in California said that her sales to investors have dipped by over 75 percent. "Now that the market is slowing down, it's scaring investors away," Geary told the Journal . Citing data from the mortgage analysis firm LoanPerformance, the paper reported that in some regions such as Redding, Calif., investors made up 22.01 percent of the purchases made through September. Recent industry reports have hinted at a slowdown in the real estate market. On Tuesday, the National Association of Realtors said that pending home sales in October dipped by 3.2 percent, while the Federal Reserve reported last week in its "beige book" summary of economic conditions that some housing markets have cooled. "Generally, residential real estate market activity remained high, but many districts reported a slowing or cooling of activity," the Fed said in its report. Even the latest data from the agency which oversees the mortgage firms Fannie Mae and Freddie Mac, reported slower growth in home prices as the average price for a U.S. home rose 12.2 percent for the 12 months through Sept. 30 from a year earlier, compared to 14.2 percent in the period ending June 30. Even interest in condos has waned in regions such as Washington D.C., as cancellation rates have been rising, the National Association of Home Builders told the paper. "It's largely because of investors" pulling back, Gopal Ahluwalia, the organization's staff vice president for research told the Journal . If demand by investors weakens, that could hasten any slowdown in the market, David Berson, chief economist at Fannie Mae told the Journal . Buying a plot of land for sale without planning permission does carry an element of risk - in terms of self build it might be wise to consider this more of an investment rather than guaranteed building land. There are many companies offering land for sale without planning permission in areas of housing shortage, ripe for development and, in some cases, the government have specified green belt land for development. This type of land for sale is often referred to as strategic land. Strategic land for sale is often next to existing development and over time may become enveloped in the boundaries and may be considered for development. Once planning permission is gained the value of this land is much greater. A plot of land without planning permission may cost around £15,000. An equivalent plot of land with planning permission may be sold for around £100,000. The land may not be considered for development now, but with the UK government putting their foot down and forcing local councils to build more homes more land may be released or reconsidered at any time. A couple in London purchased a plot of land without planning permission - yet just seven weeks later Islington council had given planning consent! Plots of land for sale can never be guaranteed to get planning permission in the future - nor can it be guaranteed that the land will not gain it. There may be money to be saved and money to be made in the medium to long term from plots of land for sale without planning permission. The planning permission may range from simple outline planning permission to detailed planning permission. The degree of planning permission is reflected in the price. A plot of land with planning permission is an easy, if costly route to ensuring that you can build on the land. But in the case of land with full detailed planning permission you need to be sure that the plans submitted match your plans for self build. This type of land is expensive and the end result may be far from your 'dream house'. If you purchase land that has outline planning permission this may give more scope to get your own plans approved, but there are no guarantees that the changes you propose will be accepted. When buying land for sale with planning permission it would be wise to have an informal chat to the planning authority to discuss your plans to see that they are not rejected.
