The price level is expressed as an index, with base year 1981=100. The graph for one- or two dwelling buildings and buildings for seasonal and secondary use are the official real estate price index, while the graph for multi-dwelling and commercial buildings is the purchase-price coefficient transformed into a graph. The development of consumer prices has been included in the graph to further illustrate the development of prices. The late 1980s was a period with very rapid price increases. The downturn of the economy in the early 1990s ended this and the price level decreased for three years. During the latter half of the 1990s, price increases have again been considerable. For the whole period, consumer prices have increased at a much slower pace than real estate prices. I rented it, thinking it had to be decent, given the casting. I was pleasantly surprised upon viewing. The story is relatable and moving. Anton Yelchin gives a stirring performance as a child dealt a difficult hand, struggling to make his own way. Tea Leoni plays very well the role of a distraught, widowed mother who has been left to care for her son. I feel the role of Pappas (played by Robin Williams) could have been slightly more developed, but he turns in a wonderful performance. David Duchovny wrote and directed the movie, as well as acted as the present day version of the main character. It's not the most engaging movie, but it is interesting. The humor of being thirteen and the jokes we have all told are caught in the most appropriate of depictions. This story is a wonderful Bildungsroman that creates a realistic and fun view of Thomas as a young boy becoming a man and growing apart from his retarded friend(Pappas) by becoming an older mental age than Pappas can ever be. The life journey of Thomas is interesting, sad, funny and heartwarming all at once. Those who are so critical of Duchovny and this film had expectations that were too lofty for anyone to live up to. I have different expectations when I go the movies. I am not there to give amateur critiques of the directing and script. I am there to watch and hopefully be entertained, and this film does not disappoint. Duchovny is subtly funny bordering on hilarious. The depiction of the thirteen-year-old boy in his private school French class is a scene that I will be laughing about forEVER. This movie is well worth its price. Great Job David Duchovny! The movie unfolds the story smoothly and with some funny moments, mixed up with drama and sad scenes throughout the main character's childhood. The performances are allright, especially those of Anton Yelchin (Tommy Harshaw), perfect for the role, and Erykah Badu (Lady Bernadette), who plays wonderfully a character who's limited to speak to Tommy from the window of a female cellblock. David Duchovny's is ok, considering he's a good actor, I know he could have done better if his own role had been larger: however, it didn't need to be so. Robin Williams plays a retarded janitor, and does a good job at it but it could have been a little better. Now, on to the weak, or weakest point of the movie: the end. I think the end was stretched like rubber, unnecessarily. I was expecting it to end at a certain point, leaving a little work for my own imagination, but instead they kept going and going, and making it worse every second, boring, corny, useless. It is in my opinion about the only weak point this movie had and it wasn't enough to destroy what was built throughout the story, I enjoyed it thoroughly despite the problem I pointed out before. I decided upon this film because of the story line of a 13 year old man and his friend who was a mentally challanged 41 year old janitor Papas played by Robin Williams. It was in my opinion a great cast and a role suited for the talented Mr. Williams, but it was far from convincing and, altough a good character, maybe one of Robin's weakest performances. I am not sure if it was some uninspired acting or if the script didn't allow for a deeper performance or if my own expectations were to high. Erykah Badu role as a prison inmate that gives young Tommy advice and an ear was spectacular and was clearly the highlight of this film. Overall I liked the film, it just that I felt like with some expanded charecter development into the mind of Papas and maybe deeper explaining from Papas to Tommy why he stole the bike could have made this a 5 star film instead of a 3 start film. Hi, Property investment is as good an investment as there is, so it still amazes me how little people know about the potential to make money from property, and property investment. There are people sitting on huge amounts of equity who, if they invest this money wisely could be retiring within 2 years!!!! Dont believe me? Thats exactly what I just did, aged 28!! After remortgaging my property, I reinvested that money and last year I made more than 100k after tax, and will make more than that this year. Now I had a good job beforehand, with a gross salary of over 50k, but when you compare that net amount of around 35k with the money I made from property - simply by releasing equity and spending my spare time understanding the vast possibilities in property and investing in some excellent opportunities, I cant believe more people do not do it. I am now in a position where I do not need a 9-5 job anymore . This gives me plenty of time to spend with my family, on the golf course, on holiday, at the football etc etc and I have no boss to report to!!! I believe there are possibilities for anyone out there, whether you are a first time buyer, and not sure where to buy, someone looking for a hands free property investment with guaranteed returns, someone looking to top up their pension, or someone who is willing to give 10 hours a week or so and be in a position to sack the boss in 3-4 years time!! However for anyone to succeed at property investment, they must have some good knowledge - a clear strategy, understand property tax, mortgages for investment properties and importantly understanding what a good property investment deal is and the power of leverage. Now when I first started researching on the internet, I came across some excellent resources and invaluable information - however there are also some who are more interested in charging you a fee than getting you a good deal. That is why I decided to share some of my experiences, and give some of my recommendations and property investment tips. Any of these recommendations I will have personally used, and will have confidence in their knowledge and integrity. I will not accept adverts or endorse any company I am not convinced about. I have now set up a second site - as from March 2005 - with all recommended property investment deals, as and when they arise - this gives me the opportunity to put more details down. Canale, Ann Arbor, Michigan, USA There's a common saying in the real estate industry regarding the vast number of agents in the business: "If you don't have any friends who are agents, then you probably don't have any friends at all." With so many agent out there, how can you make an intelligent decision? Do you choose a friend, neighbor or coworker? Should you work with an agent at a large firm, a small firm, a franchise or an independent? While there's an exception to every rule, and every marketplace has its own nuances, here are some solid rules to apply when you want the best representation to protect your interests. Demand Experience The real estate profession is plagued by high turnover. This creates a workforce that is made up of many newcomers. While there are brand new agents with good intentions, why trust one of the largest investment you'll ever buy or sell to someone without experience? Always look for an agent with at least two years of experience. Anyone still in the business after two years has probably learned at least the fundamentals of real estate. Look for Commitment Another problem we have in the industry is a large number of part time and recreational salespeople. These folks have either retired from some other career, work in real estate seasonally or are earning a second income for the family and honestly don't need to work full time. No matter how long they have been in real estate, their lack of full-time commitment makes it impossible for them to keep up with the vast changes in law, marketing and business practices that are occurring in the profession today. If an agent isn't working at least thirty hours a week, fifty weeks a year, look for someone else. Consider Education In the majority of states, the requirements for real estate licensing are substantially less than those for cutting hair. In Michigan, for example, all that is required is a forty-hour class and a multiple choice test. You cannot rely on licensing to indicate competence. And, unfortunately, many agent's real estate education ends with their pre-license education. While there are numerous advanced real estate education courses available, the only technical and competence based program available nationwide is the Graduate, REALTORS® Institute (GRI) series, which is administered under the direction of the National Association of REALTORS®. A REALTOR® who completes the fifteen eight-hour modules, and passes examinations, may then use the designation of GRI. While only 15%-20% of agents have earned this accreditation, it should not be too difficult finding a GRI in your marketplace as they will commonly print the designation behind their name in advertising as well as on letterhead and business cards. Conduct Interviews Before you hire an agent to help you buy or sell a home, you should interview at least three agents in person. In order to do this, first get recommendations from friends, family and neighbors. Then look on the web, in homes magazines and the local newspaper to see what kind of marketing the various companies are doing in your area and call a few that impress you. Then make brief fact-finding calls to determine which of the agents on your list are full time, experienced and either hold the GRI designation or are at least working aggressively toward it. You will probably need to call ten to fifteen agents in order to find three that are worth interviewing. The interview itself need not be a formal one. It is simply an opportunity for you to meet the candidate and explain your needs; and to determine whether you would be comfortable working with them. Ask whatever questions you like, or simply explain your goals and listen carefully to what they propose to do for you in meeting your needs. The decision If you follow the suggestions above, you will find that there are excellent agents working for firms both large and small; both franchised and independent. Thus, the real decision must be made based on the competency of the individual agent you will be working with on a day-to-day basis. Stephen M.
