Short of spending a lot of money, here are several ideas for making your home show better: * Sweep the sidewalk, mow the lawn, prune the bushes, weed the garden and clean debris from the yard. * Clean the windows (both inside and out) and make sure the paint is not chipped or flaking. And speaking of paint, if your home was built before 1978, new federal law gives a buyer the right to request a lead inspection. If you think you might have some problems, do the inspection yourself beforehand and make any fixes you can. * Be sure that the doorbell works. * Clean and spruce up all rooms, furnishings, floors, walls and ceilings. It's especially important that the bathroom and kitchen are spotless. * Organize closets. * Make sure the basic appliances and fixtures work. Get rid of leaky faucets and frayed cords. * Make sure the house smells good: from an apple pie, cookies baking or spaghetti sauce simmering on the stove. Hide the kitty litter. * Put vases of fresh flowers throughout the house. * Having pleasant background music playing in the background also will help set your stage. Yahoo! Towards Liberty International Society for Individual Liberty > Don't Get Stuck Paying "Zombie" Debt – Towards Liberty – A commentary on current events by Jarret Wollstein The Coming Real Estate Collapse – 05-24-05 – As real estate prices in much of the U.S. continues to soar, evidence is growing that both commercial and residential real estate is greatly over-priced in many of the country's hottest markets – including New York City, Boston, Washington, D.C., Miami, and much of California. One clear indication that real estate is overpriced is that rents are now a fraction of mortgage payments, and are continuing to fall in terms of real dollars. For instance, Forbes reports that cash return on income-producing real estate has fallen from 9% a few years ago, to just 5% to 7% now, and is likely to go lower. You can clearly see why rents are falling in overheated markets like California's Silicon Valley. In the San Francisco-San Jos corridor, there is currently over 33 million square feet of un-rented (and in many cases never occupied) commercial space. Last year, just 65 thousand square feet of this enormous inventory was rented. At that rate, it will take over 507 years to rent all unoccupied commercial real estate in Silicon Valley. Since most investors can't wait over half a millennium for returns on their capital, what's more likely is that commercial real estate prices in this "hot market" will soon fall like a rock. Another indication that real estate is poised for a fall, that fewer and fewer people can afford today's astronomically-priced houses. For instance, in California – where ordinary 2,000 square foot, 3-bedroom homes are going for $500,000 to $2,000,000+ – less than one family in six now qualifies to repurchase their own house. Another indications that real estate is ready for a fall: Of 362 U.S. metropolitan areas, about 15% are experiencing a housing "boom" – a three-year, inflation adjusted price gain of 30% or more – according to the Federal Deposit Insurance Corporation. That's the highest number of boom markets ever recorded in the 30 years that they have been tracked. In Americas hottest real estate markets – including the big cities in New York, Florida and California – housing prices went up by 15% to 35% in the past year alone. This is clearly unsustainable. No matter how low interest rates are and no matter how many schemes George Bush comes up with for an "ownership society," it's clear that we are rapidly reaching the point when hardly anyone can afford to buy a new house in a hot real estate market, without putting their financial future in jeopardy. So what's propping up the real estate bubble, and causing housing prices to go ever-higher, even as rents fall and commercial landlords face enormous vacancy rates? Besides artificially low interest rates, the answer, in a word, is speculation. Up to one residence in three in California is now purchased not to live in, but for resale, according to the San Francisco Chronicle . The comparable figure may be as high as one property in two in the Las Vegas area. In downtown Miami, 80% of approximately 35,000 new condos now under construction or just completed, are owned by investors – not people who actually plan on living in them – according to MoneyNews.com. Call it the triumph of delusion over reality. I can't tell you how many people have told me that real estate price "can't fall, because if they did, they would be bankrupt." In other words, because they want prices to stay up, they must stay up. If you believe that, there is a nice three-bedroom fixer-upper on a dirt lot, and on the edge of an eroding cliff, in Pacifica, California, I'd like to sell you for just $2.5 million. Buy this bargain now, before the price really goes up! (This is a real example.) In the current frenzied real market, self-delusion is rampant. In Florida's red-hot real estate market, one Miami realtor recently told the New York Times , "South Florida is working off a totally new economic model than any of us have ever experienced in the past." That's precisely what executives of dot coms told investors to justify their astronomical stock prices, just before the collapse – which triggered the destruction of over $3 trillion in stock value. Unfortunately, for many overextended home owners, property prices aren't immune to the laws of economics. Property prices can and do fall in America, as witnessed by the bear markets of 1974-75, 1980-82 and 1990-92. A personal example: One Northern California home owner I know bought his 2,000 sq. ft. house for $750,000 in 1989. In 1992, he was couldn't get $450,000 for his property, and was forced to declare bankruptcy after he lost his job. Millions of overextended American families with "interest only" and adjustable rate mortgages will likely find themselves in the same boat, when mortgage interest rates edge up above 7% or 8% – which is likely by the end of this year. (Fed Chairman Alan Greenspan has warned that we can expect at least a 2.25% increase in interest rates in 2005, on top of the 2% increase in 2004.) The brutal financial reality is that a mere 2% rise in mortgage rates, can increase ARM payments by as much as 40% – an unsustainable burden for families living on the edge. One way or another, at best , the U.S. real estate bubble has 1 to 2 more years to run before it collapses. If you or your children are among those living in overpriced homes you can barely afford, NOW is the time to sell, when the market is at or near its peak, and before prices drop by 30% or more – and they find themselves living in a Motel 6 or in your basement. Cunningham (Austin, Texas United States) - See all my reviews With the exception of Niki Caro's sublime "Whale Rider," no movie moved me more this past year than Vadim Perelman's "House of Sand and Fog." This story of a broken and desperate young woman who loses her house because her depression won't allow her to simply open her mail and the determined and steadfast Iranian colonel who strives to secure a better life and future for his family is a cacophony of raw emotion and heartbreak. Further, it is a meditation on what is important in life and how easy it is--no matter the intentions--to forget that very thing. This is a movie that is well photographed, beautifully adapted from Andre Dubus III's Oprah-approved novel of the same name and stunningly helmed by first time feature director Perelman. But "House" is a film that is anchored by its performances. There is hardly a false note in the acting (Ron Eldard occasionally seems overwhelmed by the powerhouse actors who surround him, however his work is still convincing). Jennifer Connelly conveys Kathy Niccoli's despair wonderfully. You can feel the depression wholly consuming her. Ben Kingsley is superb! The scene in the hospital near the end of the film is a master class in acting. Kingsley's work is brave throughout the film--he allows the audience to see Colonel Behrani's flaws and hold him accountable for them while also helping us to understand that his ambition, his dreams and desires are to serve the needs of his family. It is among the most dynamic work by an actor in any year. As fine as Kingsley is, however, my favorite performance of last year and now one of my favorites of all time has to be the stunning work by the invaluable and flawless Shohreh Aghdashloo. In her role as Behrani's patient and loving wife Nadi, Aghdashloo is grace under pressure. I dare you to catch this marvelous actress acting. She is the heart and soul of this film. It is through her expressive eyes that we understand what is at stake and what a home and family truly means. In dialogue that blends Farsi and broken English, Aghdashloo's Nadi is heard loud and clear, there is no mistaking anything she is thinking or saying. Let's face it: the Academy screwed up royally by awarding Renee Zellweger the Best Supporting Actress Oscar for her Granny Clampett-ish Ruby in "Cold Mountain" (I say this completely realizing that Zellweger singlehandedly saved "Cold Mountain" from its own pretention). The devastatingly beautiful Aghdashloo far and away claimed the prize with the superlative work she delivers in each and every scene she steals. Here is hoping that Hollywood keeps this major, major talent working for years and years to come. Buy/rent "House of Sand and Fog," which also boasts a very fine performance by young actor Jonathan Adbout as Kingsley and Aghdashloo's son, Esmail. Despite its heavy subject matter, it is a dynamic piece of filmmaking complete with some of the best performances of last year. Behrani, a former Iranian military officer under the Shah who now lives with his family in the United States. He buys a house from a government source, not knowing that the property was improperly seized from its prior owner (Jennifer Connelly). This bureaucratic nightmare sets up a personal conflict that drives the film. "House" is a beautifully crafted film, rich in detail and visual impact. But what really makes it shine are the excellent performances. Connelly makes her wounded character's pain palpable. As the colonel's wife, Shohreh Aghdashloo brings out both the inner lamb and lioness of the character. Frances Fisher brings a steely authority to her small but memorable role as an attorney. But it's Ben Kingsley who most impressed me. He gives a rich, multifaceted, full-bodied performance; he explores his character's aspects as husband, father, warrior, businessman, and immigrant in a way that creates a memorable and believable person. I found some plot points to seem a bit forced and hard to believe, but overall the superb craftsmanship of the film and its amazing performances really carry "House." This is a drama with moments of shocking intensity, as well as scenes of fierce anger and searing pain. But there are also scenes of real compassion and tenderness. I enjoyed the way this film was photographed. This movie was based on the book by Andre Dubus III. Faithful readers will notice the difference as the film takes on a different perspective, concentrating on both rivals, rather than the family as a whole. Take a star away for that reason. That describes how unbelievably good this movie is. The Lord of the Rings: Return of the King over this gem? Is that a joke? How didn't this even get nominated? Sean Penn over Ben Kingsley? Now that is pathetic! Sean Penn's accent is so thick you can barely even understand what he's saying! Ben Kingsley here has given one of those unforgettable performances you'll never see again. His performance is to me the 2nd best ever behind Billy Bob Thorton in the unforgettable Sling Blade. This gem is one of the most tragic ever and in the end, well, I was crying. I felt demolished and I was so sucked in by this masterpiece that I wanted to kill certain characters. This is the first movie that I've seen with Ben Kingsley and I can't belieeve how remarquable he is! Gene Hackman is nothing compared to this man. He put all of his emotions into this movie and made me feel for him. Hands done, this is the saddest and most tragic movie that I have EVER seen. Now for the plot. Kathy (Jennifer Collony) is a young lady living in California. She's got a nice house and a good life (or so we're led to believe). That soon changes though when her house gets reposessed because of not payed taxes. She is furious at these "false?" accusations. While she's trying to get it back, enter an Iraqui man, ex colonel and his wife and son. He buys the house at a very low price to make a huge profit. His family is living a wonderful and sweet life, and their tradtions are adorable. But, lil' Kathy here is still mad. And her wonderful body has attracted a police officer. And he's following here complete orders. What follows is a gem of a movie carried by Ben Kingsley's masterful perfomance. This is one of those rare movies that come along once in a decade. So, please tell your friends and everyone you know to watch this wonderful gem. Its box office is lousy, much like every masterpiece, besides Titanic of course. There's sand between my teeth from his recreations of Gandhi, or in this case, one of the Shah's men. He's very good, and so is Jennifer Connelly who I last saw in an overwrought film that the elitist scum of Hollywood liked, Requiem for a Dream. Don't bother with that one unless you enjoy dizzy spells and adult toys, but in HOSAF, based on a most un-Hollywood premise, Connelly's sad face is perfect. HOSAF is not a comedy and is not aimed at fifteen-year-olds. Kingsley is a proud ex-colonel from Iran used to wealth and prestige, but now he is in exile in California. He wears a suit to work, but changes in a restroom into workers garb, because he is reduced to working as a road-gang, ditch digger and a part-time gas station jockey. He's saving every penny he makes and wins a house in an auction. Unfortunately, the County made a mistake and they took the house away from Connelly, a depressed twenty-something, ex-drug abuser. She should have opened her mail and after eviction, her lawyer and new boyfriend start a campaign to evict the Iranian family. Neither Connelly nor Kingsley is portrayed unsympathetically. It all depends on your preference for areas, how remote you want to be, and whether you need to commute to work. There are also the taxes and costs associated with buying property in France to consider when planning your investment. Looking for property abroad is therefore more often associated with investing in your future life - somewhere to spend your holidays or somewhere to retire when the time comes. When you buy property in France bear in mind that the costs are different to those in the UK. There are more taxes for a start, including income, wealth, property, capital gains, and residential taxes. This can add up to quite a hefty sum. Even though the government has pledged to reduce income tax by a third in the coming years, tax in France is still quite high. Late payment of taxes incurs a charge of around 10%, so make sure you pay your dues on time! If you rent out your property in France, whether this is to a friend for a few weeks' holiday or 52 weeks of commercial rent, you will have to declare and pay income tax on the rental income (revenu foncier) even if you live abroad. Property tax covers your contributions to local services like rubbish removal and street lighting and varies greatly depending on the region: oddly enough, the Paris area has some of the lowest rates in the country. You pay wealth tax if your annual income exceeds €720,000. Residential tax applies to properties with a rental value over €4,600 on 1 st January. Even if you rent or sell the property from 2nd January onwards, you have to pay the full year, not the new tenant or owner. Capital gains tax (CGT) is rather more complicated: suffice to say that the sale of second residences incurs CGT and the EU tax authorities are working together to track anyone who tries to dodge paying it!
