Instead of "going it alone" you can hire a "buyer representative" to help guide you through the process. A buyer representative will ad value to the transaction as a counselor, communicator, analyst and advocate, providing the knowledge and skill to interpret information and coordinate the process. A buyer representative, also known as a buyer's agent or buyer's broker can save you time and money by helping you focus on properties that fit your criteria. When the right home is found, the buyer representative will know how to package your offer so you get the house you want. In most circumstances the buyer's agent does not cost the buyer, as the seller's agent shares in their compensation. So after considering this, why not hire your own buyer's representative and have some one on YOUR side? How do I determine if my agent will make a good buyer's agent? Agency disclosure: an agent should disclose "how" they can represent you and give you a choice. A good agent should listen to your needs and respect them. A good agent will ask questions, get to know you , your lifestyle and help evaluate those needs to locate the best property for you. A good agent will familiarize you with the market, prices, locations, conditions so you will feel confident that you are doing the right thing when it comes time to purchase. Look for the designation ABR. This means the agent has taken special training, provided a list of successfully closed transactions and has kept up - to - date on changes in the business of representing the buyer to a higher level. That's a skill you need. ABR stands for Accredited Buyer Representative. What will a buyer's agent do for me? A buyer's agent can show you homes that are currently on the market, homes for sale by owner, new construction homes offered by builders and homes that may not be on the market yet. A buyer's agent will provide market data to help you establish an offering price. A buyer's agent can help you structure your offer, not by price alone, but by other factors, terms and conditions A buyer's agent will negotiate on your behalf. A buyer's representative will structure strategy to create a winning scenario. (It may not by about price, it could be getting the house when you are competing with other bidders!) Much happens between writing an offer and closing, a buyer's agent will attend to the details in a timely manner. Making sure the transaction GETS to closing. home equity loan, ask
Shopping for a Home Equity Loan? -- Search: FTC Consumer Alert PDF Version Shopping for a Home Equity Loan? If you decide that the timing’s right for a home equity loan, ask your friends or family for recommendations of lenders. Then, comparison shop . Comparing loan plans will help you get a better deal. Contact several lenders, not just the ones that send you mail, call you, or knock on your door. Talk with banks, savings and loans, credit unions, mortgage companies, and mortgage brokers. Remember, brokers don’t lend money: they help arrange loans. Ask all the lenders you interview to explain the loan plans they have for you. If you don’t understand any loan terms and conditions, ask questions . They could mean higher costs. Knowing just the amount of the monthly payment or the interest rate is not enough. Pay close attention to fees , including: the application or loan processing fee, origination or underwriting fee, lender or funding fee, appraisal fee, document preparation and recording fees, and broker fees which may be quoted as points, origination fees, or interest rate add-on. If points and other fees are added to your loan amount, you’ll pay more to finance them. Also ask for your credit score . Credit scoring is a system creditors use to help determine whether to give you credit. Information about you and your credit experiences – like your bill-paying history, the number and type of accounts you have, late payments, collection actions, outstanding debt, and the age of your accounts — is collected from your credit application and your credit report . Creditors compare this information to the credit performance of consumers with similar profiles. A credit scoring system awards points for each factor that helps predict who is most likely to repay a debt. A total number of points — your credit score — helps predict how creditworthy you are, that is, how likely it is that you will repay a loan and make the payments when they’re due. Negotiate with more than one lender. Don’t be afraid to make lenders and brokers compete for your business by letting them know that you’re shopping for the best deal. Ask each lender to lower the points, fees or the interest rate. And ask each to meet — or beat — the terms of the other lenders. Before you sign, read the loan closing papers carefully . If the loan isn’t what you expected or wanted, don’t sign the loan. Either negotiate changes or walk away. You also generally have the right to cancel the deal for any reason — and without penalty — within three days after signing the loan papers. The lender must return any money you’ve paid to date. Your Credit Report Because your credit report is an important part of many credit scoring systems, it’s very important to make sure it’s accurate before you submit a credit application. To get copies of your report, contact the three major credit reporting agencies: Equifax: (800) 685-1111 Experian (formerly TRW): (888) EXPERIAN (397-3742) Trans Union: (800) 916-8800 These agencies may charge you up to $9.00 for your credit report. There was a strong logic to the strategic reasoning to first enter the Bulgarian market with its associated infrastructure investments in Tourism. In 2005, Romania's Real Estate market is entering a boom period for all types of property - residential, commercial & land. This boom is fuelled by a growing national economy that has a solid basis to it - having attracted higher levels of FDI in 2004 than any CEE country other than the Czech Republic. Romania's GDP growth in 2004 was second only to Latvia at 8.3%. ROMANIA - TOURISM - THE HIDDEN JEWEL OF EUROPE Over the last 10 years, The Editor has observed the steadily widening gap between the improving tourism infrastructure and the 'black hole' - an almost total lack of organised marketing effort. A few years ago, much of Romania's tourist industry was "in the wrong hands" - owned by those who imagined that quick profits would be obtained - for both little investment & even less effort..... The tourism and hospitality business does not grant quick profits to cheap operators.......! Now, in 2004, there are strong signs that the right people are getting into the industry & the infrastructure is developing rapidly - certainly in the premier mountain resorts - if not the Black Sea resorts. At Poiana Brasov for example, there are many new hotels & villas in the market, together with a well developed infrastructure for ski lifts and cable cars & restaurants - BUT the tourist board is ineffective and disorganised at getting out the message - that Romania has the most dramatic tourist assets of '"New Europe'. The final & essential element of apres-ski environment is dependent upon an effective Tourist board. Private operators, such as Andrei of Villa Andrei lead the way in terms of quality & value BUT need an influx of international tourists to generate the next steps of development. Romania is Europe's hidden jewel.......
