This one has chapters on conventional and creative financing, tax exchanges, land development, discounting mortgages, sale-leasebacks, how to get started and even dealing with foreclosure. Table of contents is very thorough and makes it very easy to go to the exact page you want to to find specific information. FRB: Understanding the Home Mortgage Process Where to Shop and What to Look For Skip to content The Mortgage Application Process Understanding Your Rights to Fair Lending Directory of Federal Agencies Mortgage home Once you have found the home of your choice, you may think that your shopping days are over. Actually, only the first phase has been completed. Next comes finding a mortgage and payment terms that fit your budget. Where you shop and what you look for are important. You might start by looking for a mortgage at the bank where you have your checking or savings account. But dont limit yourself. A wide variety of institutions make home mortgage loans, including savings and loan associations, commercial banks, mutual savings banks, and mortgage companies. The mortgages these institutions offer will have varying features. One way to find the creditor with the most attractively priced loan is to look in your local newspaper; check to see if it publishes a shoppers guide to mortgage credit. These shoppers guides are available in many localities and can be used to identify the lenders with low rates. But, basically, the way to find the loan with the most attractive terms is to shop around. You should have in mind some of the things to look for in a mortgage loan. For example, what types of loans are available from a given institution? Does the lender make privately or federally insured or guaranteed loans? Some lenders offer mortgage loans backed by a federal agency such as the Federal Housing Administration (FHA loans) or the Department of Veterans Affairs (VA loans). Loans that are not government-insured are called conventional mortgages. Insured mortgages may be more attractive than conventional mortgages in some ways--such as lower down payment requirements. But they may be more restrictive in other ways; for example, they may be available only for certain kinds of homes, or for properties whose value is below a specified price. Other factors important to your mortgage decision are the length of the loan and the down payment required by the lender. The longer the term and the larger the down payment, the smaller your monthly payments will be. The interest rate is important too, and in some cases the amount of the down-payment will influence the interest rate that you pay (the larger the down payment, the lower the interest rate). In addition, mortgage loans may have interest rates that will stay fixed for the life of the loan (fixed-rate mortgages), that may change (adjustable-rate mortgages, or ARMs), or that represent a combination of fixed and variable rates (convertible mortgages). The initial rate of an ARM is generally lower than the rate available on a fixed-rate mortgage; but remember, the rate may change during the lifetime of the loan. Dont hesitate to ask the lender how one loan differs from another, how the different features of the loan will affect the mortgage, or whether your chances to qualify would improve if you made a higher down payment. When you're shopping around, you will find that some home mortgage lenders have special programs to assist veterans and low-income or first-time homebuyers. A £10 visa fee, payable in cash only, is the only requirement. HOWEVER, well BEFORE your departure from the UK, you should contact the Turkish Embassy in London for information on requirements for residency and for information about importation of your household goods or car. (b) A RESIDENCE PERMIT IS AN ABSOLUTE NECESSITY BEFORE YOU CAN CLEAR ANY PERSONAL GOODS/CAR FROM TURKISH CUSTOMS. THEREFORE AN APPLICATION FOR A RESIDENCE PERMIT MUST BE MADE in Turkey within one month from the date of your arrival to Turkey. (c) On first application, residence permits may be issued for a two-year period, thereafter for a maximum of five years at any one time. (d) Please note that recent changes in Turkish legislation relating to the calculation of residence permit fees for foreigners living in Turkey, has resulted in huge increases, based on 50 million TL for the first month and 30 million for each subsequent month. For example, a 2 year, permit currently costs 740.000.000 TL plus a booklet fee of 65.000.000 TL, and a five year permit 1.820.000.000 TL, roughly equivalent to £335 and £785 respectively. The Embassy has written to the Turkish authorities asking for a review, with a view to reducing these fees. EMPLOYMENT IN TURKEY A Work Permit is required for employment in Turkey. These permits are issued by the Ministry of the Interior in Ankara. We again strongly advise those wishing to take up employment in Turkey to contact, before travelling, the Turkish Embassy in London and/or their prospective employer in Turkey about the procedures for obtaining a Work Permit or access the Turkish work permit website www.csgb.gov.tr REQUIREMENTS FOR TURKISH WORK VISAS Companies seeking to employ UK nationals in Turkey must first obtain approval from the Turkish Ministry of Labour and Social Security to hire foreign citizen employees. Prospective employers may obtain application forms for work permits at www.csgb.gov.tr. Completed applications should be returned to the Ministry of Labour and Social Security at Inonu Boulevard No 42, Eskisehir Yolu, Emek, Ankara, Tel: (0312) 296 60 00. Upon approval from the Ministry of Labour and Social Security, the UK national, employment candidate must next apply for a Turkish work visa. Work visa requirements, instructions and application forms are available through the Embassy of the Republic of Turkey website at: www.turkishconsulate.org.uk PURCHASE OF PROPERTY IN TURKEY "FLASH MESSAGE" Current legislation applicable for foreigners, who wish to purchase land or property in Turkey, has been ruled to be unconstitutional by the Turkish Constitutional Court. The amended law, which was presented before the court, has unfortunately been rejected. Therefore, until the law is ratified and approved by the Parliament any applications made by the foreigners to the land registry office will NOT be processed. (as announced by the General Directorate of Land Registry Office on or about 26 July 2005) Unfortunately, we have not been given a time scale when the matter may be resolved. I just found this website. I am looking for commercial loans. I have a client that owns 42 acres , it is zoned agriculture. It is a great location , next to a school and subdivision. He is looking to refi at the highest LTV possible. He does plan on building homes in the future or possible selling off individual lots. The land currently has a 2 million loan on it. The value is 6.5 million. He has owned it for 1 yr. It is actually a corporation of 4 and they all have great credit and tons of assets, their worth is in the millions They also want to purchase another piece of land for 12 million. Any ideas? Or an speculative value assuming a rezoning? Is it supported by actual sales? If the value can be supported, I am sure someone can be found to lend at least 50%. Depending on the adjusted net worth of the individuals, maybe significantly more. Many lenders are avoiding land right now in my market unless there is an existing relationship with the developer. I haven't worked on one of them in a while but you need to speak with someone who specializes in ag loans. FarmerMac is involved in those transactions and I believe the LTV can go as high as 70%. Good credit and strong financial position are required. Drop me a personal message and I'll forward you the contact information of a guy who specializes in agricultural loans. I am now 54. To deny a real estate bubble is to ignore the obvious market fundamentals. Obviously, there are different factors in different markets, but as a longtime investor/Realtor/broker there is no logical argument against real estate prices declining 10 percent to 30 percent in the "hot markets." The South Florida condo market will be a blood bath. The median income cannot buy the median house in most markets; interest rates will continue creeping up; speculators have driven prices to insane levels and when the going gets rough they will walk from a lot of residential properties. Most "hot" areas are becoming alarmingly overbuilt with residential inventories rising; lenders have ticking time bombs in their ARMs, negative equity and interest-only mortgages. Do your homework. Be wary of those whose opinions are tainted by the fact that they or their company have a stake in this insane market continuing. Michael H.
