BuyMyself - Canale, IRED Attitude & News Home Directories Int'l Realty US Realty BuyMyself Choosing A Real Estate Agent By Stephen M. Canale, Ann Arbor, Michigan, USA There's a common saying in the real estate industry regarding the vast number of agents in the business: "If you don't have any friends who are agents, then you probably don't have any friends at all." With so many agent out there, how can you make an intelligent decision? Do you choose a friend, neighbor or coworker? Should you work with an agent at a large firm, a small firm, a franchise or an independent? While there's an exception to every rule, and every marketplace has its own nuances, here are some solid rules to apply when you want the best representation to protect your interests. Demand Experience The real estate profession is plagued by high turnover. This creates a workforce that is made up of many newcomers. While there are brand new agents with good intentions, why trust one of the largest investment you'll ever buy or sell to someone without experience? Always look for an agent with at least two years of experience. Anyone still in the business after two years has probably learned at least the fundamentals of real estate. Look for Commitment Another problem we have in the industry is a large number of part time and recreational salespeople. These folks have either retired from some other career, work in real estate seasonally or are earning a second income for the family and honestly don't need to work full time. No matter how long they have been in real estate, their lack of full-time commitment makes it impossible for them to keep up with the vast changes in law, marketing and business practices that are occurring in the profession today. If an agent isn't working at least thirty hours a week, fifty weeks a year, look for someone else. Consider Education In the majority of states, the requirements for real estate licensing are substantially less than those for cutting hair. In Michigan, for example, all that is required is a forty-hour class and a multiple choice test. You cannot rely on licensing to indicate competence. And, unfortunately, many agent's real estate education ends with their pre-license education. While there are numerous advanced real estate education courses available, the only technical and competence based program available nationwide is the Graduate, REALTORS® Institute (GRI) series, which is administered under the direction of the National Association of REALTORS®. A REALTOR® who completes the fifteen eight-hour modules, and passes examinations, may then use the designation of GRI. While only 15%-20% of agents have earned this accreditation, it should not be too difficult finding a GRI in your marketplace as they will commonly print the designation behind their name in advertising as well as on letterhead and business cards. Conduct Interviews Before you hire an agent to help you buy or sell a home, you should interview at least three agents in person. In order to do this, first get recommendations from friends, family and neighbors. Then look on the web, in homes magazines and the local newspaper to see what kind of marketing the various companies are doing in your area and call a few that impress you. Then make brief fact-finding calls to determine which of the agents on your list are full time, experienced and either hold the GRI designation or are at least working aggressively toward it. You will probably need to call ten to fifteen agents in order to find three that are worth interviewing. The interview itself need not be a formal one. It is simply an opportunity for you to meet the candidate and explain your needs; and to determine whether you would be comfortable working with them. Ask whatever questions you like, or simply explain your goals and listen carefully to what they propose to do for you in meeting your needs. The decision If you follow the suggestions above, you will find that there are excellent agents working for firms both large and small; both franchised and independent. Thus, the real decision must be made based on the competency of the individual agent you will be working with on a day-to-day basis. Stephen M. I recently decided to update from a very old version of Quicken, and since they had this program specifically for rental properties, I thought I'd found a perfect match. I couldn't have been more wrong. You would think that a company that has made accounting software for this long would understand the most basic needs, like a running total alongside each transaction (which even my 7-year old edition of Quicken had). Nope. There is only a single running total. Make a mistake, and it is virtually impossible to backtrack and find. How about a field for your check number, the singular way to identify your checks/transactions? It doesn't have one. One of the 8 or so automatic fields they do give you is unit number. Problem is, it's a simple numeric assignment based on the number of units you input when you create each building's account, and it can't be altered. Apartments lettered instead of numbered, numbered in partial sequence, alpha-numeric, by floors, cardinal direction, etc? Tough luck. These are just a few of the problems or basic design flaws I've come across. It took several painstaking hours to transfer the entries from my old software and books into this new software, and now I'm stuck until I either find the time to transfer the data to something I trust, or I continue to use this program until the end of the year. It's half baked, and that's putting it lightly. I wouldn't recommend it for even the most entry-level rental property owners or managers. I can't imagine a big firm using it. Regular quicken costs half as much (though even that's getting horrible reviews on Amazon). The previous reviewer said it's no better than a simple excel spread sheet. I'd go further and say it's worse. Save your time and money, and just create a simple excel file. Was this review helpful to you? The update process removed the aplication from my computer. Attempts to re-install the product were fruitless. The program is now worthless. Attempts to get a response from Intuit were also fruitless. Last time I buy an Intuit product and my advise is for everyone not to buy this worthless product and any other Intuit product. It does not integrate with Quicken, Quickbooks, or Excel. It does allow you to export to TurboTax, but that's the extent of integration. QRPM is designed to replace paper-based systems, such as ledgers, envelopes, scratch paper, and checklists. This is not a full-fledged accounting software, so if you are looking for robust bookkeeping features (online banking downloads, bill payments, cost basis accounting), you are better off spending a few hours to customize Quicken or Quickbooks. Otherwise, for what QRPM does, it does well. In Version 2 you can add up to 100 properties and up to 100 units per property. You can name your units anything you want (such as "24A," or "Garage"). QRPM is designed to track rents and basic expenses. You can quickly see which tenants have paid, who hasn't paid, who has paid late, and which leases are expiring. QRPM is great at tracking this basic information. For anything more advanced, you'll want to develop customized categories (in Quicken) or accounts (in Quickbooks) along with customized reports to get a quick overview of your rental properties. Lundin - See all my reviews This Rental Property Manager is like having one register for each property to track credits and debits. Some reports. Thats it. Using the regular Quicken Basic, with a Banking account and a Property/Asset account, works better and gives you a way to compare operating expenses, income, mortgage/loan information, and property value. Since its scope is limited, having shorter lists of categories and tax schedules and lines to worry about than in the regular Quicken software, but the limited scope and higher cost for a focused subset of Quicken Basic? - Drought - AFA - USOC - CC Hockey Williams had to buy house, handle influx of big money (09/04/05) By FRANK SCHWAB THE GAZETTE ENGLEWOOD - Cornerback Darrent Williams was drafted April 23 by the Denver Broncos. He had three months and five days to get his life together in a new city before he reported to training camp. A few days after he was drafted, Williams had a lot on his mind, aside from the defensive and special-teams playbooks he had to learn. He had to find a house, furnish the house, get a car, hire a financial advisor and maybe buy his mom a house and a car, among other things. "It's different," Williams said. "I never had to look into buying a house or anything like that." His signing bonus was $1.275 million and his base salary is $230,000 this year. Williams said the hardest part probably was buying his house. Assistant defensive backs coach Jimmy Spencer gave Williams the name of a real estate agent shortly after he was drafted, which helped. Williams had never been to Denver, although he got some advice on the area from Broncos running back-Tatum Bell, a former college teammate. Williams stayed in the dorms during his first three years of college at Oklahoma State, then moved into an apartment his last year, so buying a house was a major step. "It was real hectic," Williams said. "I've never purchased anything really in my life, especially not a house. And now there's the mortgage and the payments and the loans and all the crazy stuff you have to go through." Williams said he looked at about 20 places before settling on a townhouse in Parker. "It was fun at first but it got old," Williams said. "I'm like `I'm tired of this. I just want to buy this and get it over with.'" Williams also had to buy a car and make a few other important purchases, but he said the other thing - aside from working out with the team, learning the playbook and going through the offseason camps - that stressed him out was hiring a financial advisor. "That was real stressful because these guys call you every day like they're your best friend now," Williams said. "You don't even know these guys. But everybody acts like they got your best interests. It's all about the money so you have to be careful with it." Williams eventually hired the same financial adviser employed by Broncos second-year receiver Darius Watts. Williams had his flat screen plasma television hooked up before he left for the Broncos' headquarters on the day the team reported to training camp. He still has some things on his to-do list - he is in the process of getting his mom a house but he was caught up enough that he could concentrate on his job. "I got moved in and everything, so I don't have to worry about anything," Williams said. "I can focus on football until the season is over."
