How do I know where I should build my home? A. Location may be one of the most important factors to consider. Although many people have a geographic location in mind, some are open to alternatives. It's important to consider your lifestyle (and those you'll be living with) as well as the cost. If you're planning a family, schools will be important. If not, you may want to consider other factors such as proximity to work, or accessibility to the beach, the mountains or leisure activities. Q. What is a "finished lot"? A. A "finished lot" refers to a portion of land that already has road access and utilities in place to the lot boundary. Additionally, it has been approved by the city or county as a separate parcel of land on a parcel map. Q. Can I buy a piece of land that is not a finished lot and save some money? A. While it may be possible to purchase an unfinished lot, generally this is not advisable for an individual building their own home. The costs of bringing roads and utilities to the first lot in a new area are usually very high. Typically, the first person to build pays for others who will build later. There are land developers who specialize in preparing lots for building (this may include zoning and/or soils issues, as well as bringing roads and utilities to the site, and creating a building pad). Often, these lots are in a planned community. Q. What do you mean by "planned community"? Aren't all communities planned? A. No, many older communities were not planned; they evolved. Certainly, as a city has grown, plans have taken shape. But in many cases the nucleus of a community was started many years before the community or city planning existed. In many instances, it is this unplanned characteristic that gives a community its charm. A planned community, in contrast, generally offers a specific style and certain amenities at a package price. Depending on the size and location of the community, these amenities may include greenbelts, landscaping, biking trials, swimming pools, even schools and shopping centers. Some amenities, such as the community pool and greenbelts, are paid for through a homeowners' association. Others are paid through taxes or mello roos. Still others are design enhancements intended to encourage potential buyers to purchase in an area or to attract more commercial business. Many of the more costly amenities included in a planned community may not be affordable for a homeowner on an individual basis. However, some of these amenities may not be important to you. After all, priorities, like lifestyle, vary. If you select a home in a planned community, you'll generally have a more structured community where decisions are made jointly rather than by the individual homeowner. These community decisions include individual home design and landscaping. While some homeowners may consider this an acceptable trade-off to ensure an attractive environment, others may consider it an infringement on their rights. It's important that you know how you feel before selecting the type of lot you want. Q. Can tax bases differ within the same community? A. Yes, they can. While some cities already have parks, schools, and streets, newer communities built within the same city may have special assessments that cover the costs to develop or maintain new or existing parks, schools, streets, etc. These assessments may be for a prescribed period of time or may continue indefinitely. A little research goes a long way. Here again, a good real estate agent or title company officer can often provide you with this information. Q. I've found the perfect location, but I'm not ready to build my dream home. Can I obtain financing for the land only? A. Yes, you can obtain a Lot Loan. Typically, this is short-term financing for the purchase of a residential lot suited for future construction. This loan allows you time to select an architect, builder, and design your dream home. Harris County Clerk's Office -- Welcome ! The Harris County Clerk's office is a State Constitutional office with the duties of County Clerk varying somewhat in each of Texas’ 254 counties. In Harris County, the County Clerk wears three hats. As clerk, she maintains the records of Commissioners' Court, County Probate Courts, and County Civil Courts at Law. As a recorder, she is responsible for real property records including state and federal tax liens; vital statistics records such as marriage licenses; assumed names; and uniform commercial code records. As chief election official for the third largest county in the country, she administers county and state elections and also contracts for election services for political parties and smaller jurisdictions such as the City of Houston. The current County Clerk, Beverly Kaufman, was appointed to the office on March 11, 1994 and was elected to a full four-year term in November 1994 by sixty-one percent (61.3%) and re-elected in 1998 and 2002. She employs 311 regular employees and an additional 400 temporary employees during county election cycles. Her annual budget is approximately $24 million and she collects revenues through fees for numerous services provided such as property record filings, issuing marriage licenses, and processing court documents. The fees are used for a wide array of improvements including record preservation efforts to protect many of the county’s older documents. Mrs. Kaufman is also responsible for registry accounts created by probate and county court orders. Current total registry accounts average $70 million but have been known to reach the $100 million level during peak county condemnation periods for infrastructure expansion. In the review I posted for the last Mark Knopfler CD, I defended the lower prominence of lead guitar, based on the fact that this is 20-something years later than "Sultans of Swing", and an artist grows, as they should. I tried to apply this same standard to this Clapton album, but it just doesn't work for me. Knopfler might have cut back on the guitar gymnastics, but the tone and subject matter of the songs remain that same Knopfler that made me buy all of those albums. A happy Clapton is not Clapton. I'm glad his life is going well, but this also might prove that art comes from suffering. I am not a casual fan. I have every Clapton release (some on old vinyl), and tracked every vintage of his career. I can throw an old disc on that I have heard a thousand times, and experience it like new every time. I'm afraid "Back Home" will soon be relegated to the back of my CD shelf next to the dusty Pilgrim and Reptile discs. Thanks for the decades of great music Eric, but it looks like the days of buying every new album sight unseen has reached the end. I wanted to like this disc, I really did. 3 stars because this is technically a fine recording. Of the twelve songs, Clapton has writing credits for five, including the first single "Revolution", a reggae-based song reminiscent of "I Shot the Sheriff", except unlike the latter, this one is a somewhat flat, unexciting track. Boosted by guest appearances, the album mixes reggae, R&B, pop and country. Contributors include George Harrison, who wrote "Love Comes to Everyone"; The Spinners' "Love Don't Love Nobody"; "I'm Going Left" from Stevie Wonder and Syreeta Wright; plus Vince Gill, Steve Winwood and John Mayer among others. Most of the songs can be classified as "easy listening" and can evoke the occasional head bob and hum, but they're all relatively standard songs, with nothing really worth shouting about. The majority of the cuts are lilting Top-40ish sounding ditties about love and kids and general non-offensive subjects. The few blues sounding cuts have huge organ runs and what sounds like an entire choir backing his vocals. Orchestrated Blues? C'mon. There will probably huge numbers of fans who like this album, but they are NOT Eric Clapton fans. This is purely a generic "hit" album. I am not saying EC should not do happy songs, but I did not buy the CD for this "kinder, gentler" music. I personally want raw guitar and damnable blues. He is too talented for this pop album. It's an easy-listening/bluesy album about love, introspection ("Back Home" comes to mind), family, and belonging. I don't understand why people only listen to just Eric Clapton's guitar and not his vocal. The singer's vocal, as well as his/her instrument, is what sets the mood for the song. Just like that saying in "Death of a Salesman," it's not "what you say." It's how you say it. And here, Eric Clapton says it well. He's happy, he's living life to its fullest, and he wants his audience to know it. A person doesn't always have to be depressed in order to make good music. Eric Clapton is one of THEE best musicians that have ever lived, next to Bob Dylan. Give the man a break. :-) Was this review helpful to you? Anyhow point is this album may not be his classic heavy blues and whiskeyed downtime kind of thing, but for some jack ass to say that a sad clapton is not clapton annoys me enough to waste my damn time writing this stupid review when I could be playing the git fiddle I was juts and will be in just a second laying on my lap. That jackass may not be a casual eric clapton fan but he probably doesn't play guitar otherwise he would know how to critique a guitarist singer, without making himself look like a fool, and yes jackass too.
