I just found this website. I am looking for commercial loans. I have a client that owns 42 acres , it is zoned agriculture. It is a great location , next to a school and subdivision. He is looking to refi at the highest LTV possible. He does plan on building homes in the future or possible selling off individual lots. The land currently has a 2 million loan on it. The value is 6.5 million. He has owned it for 1 yr. It is actually a corporation of 4 and they all have great credit and tons of assets, their worth is in the millions They also want to purchase another piece of land for 12 million. Any ideas? If the value can be supported, I am sure someone can be found to lend at least 50%. Depending on the adjusted net worth of the individuals, maybe significantly more. Many lenders are avoiding land right now in my market unless there is an existing relationship with the developer. I haven't worked on one of them in a while but you need to speak with someone who specializes in ag loans. FarmerMac is involved in those transactions and I believe the LTV can go as high as 70%. Good credit and strong financial position are required. Drop me a personal message and I'll forward you the contact information of a guy who specializes in agricultural loans. Additionally, there is a helpful summary of the different regions, their attractions and shortfalls and a good explanation of the considerations for running costs for a house in France. The guide and map illustrations to the different regions are clear and the information given exactly what is needed. Unlike other books on this subject the book is both thorough and easy to read. The layout is good, and information is easy to locate. More importantly it provides practical guidance and information in areas where other books are lacking. We have lived in France for a year now, and we wished we had had this book when we arrived. All the books we had read advised us to rent before buying, but none of them really explained what to do. This book has a great chapter explaining tenant's rights and telling us how to protect ourselves when we come to leave. What I like also is the information on how to settle, both the details about what is available for Brits in France, and how to settle within the French community - the author has clearly lived in France for some time. Anyone wanting to buy in France should take a look at the details about the many areas affected by flooding and termites, not to mention the subsidence in Normandy. We had not realised that one of the houses we were looking atis in fact in a risk area. This book is a must. --This text refers to an out of print or unavailable edition of this title .
