The online renewal process can be used to provide continuing education and renewal payment information using a Visa or MasterCard debit or credit card, along with a unique password, which will be shown on your Notice to Renew. When the Renewal process is complete, a confirmation screen will be displayed that you can print for your records. Your license will be sent to the address on file within 14 business days.This alternative approach to renewing will provide a convenient and efficient process that is currently in use by many other departments. The new acreage total sets another record, an increase from last year’s record total of 995,122 acres, a figure roughly comparable to the size of the entire Texas State Parks system. There are 39 land trusts in Texas. Some are national organizations with active Texas chapters, such as The Nature Conservancy and the Trust for Public Land. But most are regional groups unique to Texas, such as the Katy Prairie Conservancy and the Valley Land Fund. “Land trusts have sometimes been behind-the-scenes players, working quietly but effectively to protect open space and wildlife habitat,” said Robert L. Cook, TPWD executive director. “But today the visibility and conservation role of land trusts in our state is growing. These organizations are increasingly important to private landowners who are looking for help to address our biggest threat to wildlife, which is loss of habitat.” According to the Natural Resource Conservation Service’s 1997 National Resources Inventory, Texas led the nation during the 1990s in converting rural prairies, forests and coastline into shopping centers and houses, farms and factories. Texas loses about 283 square miles of rural open space to development each year. Land trusts join ranchers and other landowners together to combat these threats, and they represent the fastest growing conservation movement today, according to Carolyn Vogel, who works with the Texas Land Trust Council at the Texas Parks and Wildlife Department. “With Texans searching for ways to address conservation at the local level, the number of land trusts has multiplied with 22 new land trusts established in Texas in the past 12 years,” she said. The Protected Lands Inventory Survey asked Texas land trust members about acres conserved in their operating area, conservation methods used, and conservation purposes such as providing wildlife habitat or protecting water quality. Lands conserved include cactus-studded deserts, mile-high mountains, sunny coasts and dense forests. “Today Texas has close to 21 million people,” said John Hamilton, Texas Land Trust Council board president. “In 25 years, the population is expected to grow by 50 percent to more than 30 million people. Lending Overview Home Mortgage Programs Apply Online for a Home Mortgage Home Equity Line of Credit Car Loans Commercial Lending Home Equity Lines of Credit Home Equity Line of Credit Loan Calculator Line of Credit Amounts: $10,000 to $300,000 Introductory Interest Rate: 1.25% APR for first 4 months To qualify for the introductory rate, your line must be activated within thirty days of settlement, with a draw of at least $10,000 in the first 30 days after the closing date. Interest Rate after Introductory Period: Loans of 30,000 or more: Prime Rate Loans of less than $30,000: Prime Rate +1% As of today, the Prime interest rate is equivalent to a rate of 7.25% APR, and 1.00% over the Prime interest rate is equivalent to a rate of 8.25% APR. The Prime rate use is the prime rate as quoted in the Wall Street Journal. APR is the Annual Percentage Rate, as computed under applicable federal regulations. After the introductory period, the interest rate is subject to monthly adjustment, as the Prime rate changes. However, the APR will never exceed 24%. Closing Costs Waived You pay absolutely nothing to establish your Presidential Home Equity Line. No closing costs -- no application fee -- no appraisal fee -- no points. This can save you hundreds of dollars! This no closing cost feature is subject to the terms and conditions of the Home Equity Line Agreement, which require that the line must remain open for a minimum of 42 months and that the finance charges must be at least $1,000 during the period the line is open. Tax Deductions Unlike credit card interest and other non-mortgage interest you may pay, you can deduct the interest you pay on a home equity line of credit for federal income tax purposes, subject to the requirements of the Internal Revenue Code. Drawing Against Your Line You may draw against your line at any time, simply by writing a check. Free checks are provided. Eligible Property Owner occupied single-family residences. Lending Area Nationwide (state restrictions may apply) Maximum Loan To Value Ratio The combined amounts of your first mortgage and the dollar limit on your Home Equity Line may not exceed 80% of the value of your home. Repayment Monthly payments are required, whenever the Home Equity Line of Credit has a principal balance outstanding. Principal may be prepaid at any time without penalty. The Line has an initial draw period of 15 years (180 months), during which advances may be made, followed by a repayment period of 8 years and 4 months (100 months). During the first 180 months of the term of the Home Equity Line of Credit, principal may be advanced and repaid at any time, subject to the approved maximum loan amount. Whenever a loan balance is outstanding, monthly payments of interest are required. After the end of the first 180 months, no further advances of principal will be made, and the line of credit must be repaid over the succeeding 100 months in monthly installments equal to 1% of the principal outstanding at the beginning of this repayment period, plus accrued interest. Other Terms All applications are subject to credit approval. Adequate property insurance is required. The minimum draw amount is $100. If you fail to qualify for the waiver of closing costs, you will be charged for your credit report, property appraisal, mortgage recording fees and other out-of-pocket costs of closing your loan; these costs generally total between $250 and $1,550. We will provide an itemization of the closing costs of your loan upon request.
