The project was co-ordinated by SAPIX (The South African Property Information Exchange), which was created in 1997 to develop with IPD an authoritative databank on property investment performance in South Africa. IPD South Africa, a wholly independent subsidiary of IPD, was established at the beginning of 2003 to provide property data to the local market. Total returns for South African commercial property accelerated to 23.4% in 2004, up from 15.3% in 2003, breaking the previous record of 17.4% set in 1997. In the process property as an asset class outperformed most others with the exception of equities, which did slightly better, year on year. The return on bonds came a distant third at 14.1% in 2004, compared to property’s 23.4% and 25% for equities. Commenting on the results, Simon Fairchild, IPD UK Director, says that this was another fantastic year for commercial property in South Africa and on a risk adjusted basis direct property is certainly holding its own against the other asset classes. Fairchild further believes that the continued upswing in the South African economy is also being felt in the property sector, which is now starting to deliver results. Over the ten year period property performance has ranked between that of bonds and equities, although the position of these asset classes has been reversed. Bond returns annualised at 18.3% per year, are comfortably ahead of those on property and equities, at 13.4% and 10.6% per year respectively. This performance hierarchy has also been maintained over five years, although property and bonds are tied for first over the three year period ending 2004. Putting it into context, the South African results are the seventh set of results of sixteen to be published by IPD in 2005. Comparatively the South African results are extremely positive both in nominal and real terms. The UK achieved a total return of 18.3% and Canada a total return of 12.9%. At the other end of the scale, Finland achieved a total return of 5.6%. Similarly, in 2003, South African direct commercial property outperformed all other countries measured by IPD. A Return to the Caspian, And to the Iran of Old Editorial Reviews Amazon.com A California real estate dispute may hardly seem the foundation for riveting drama, but in director Vadim Perelman's adaptation of Andre Dubus II's novel it becomes an unflinching, yet crucially non-judgmental study of disparate characters caught up in a spiraling conflict where home is considerably more than a place to live. Composer James Horner takes the medium-budget project as an opportunity to break with much of the melodic expectations of his Hollywood fare, coloring the film's more personally-scaled drama with an introspective score that turns on masterful musical evocations of mood and emotion. Horner begins with a deft electronic/orchestral synthesis ("An Older Life") that both recalls some of T-Dream's more evocative cinematic moments and subtly sets up the score's melancholy emotional tone. From there he relies heavily on autumnal, string writing (reminiscent of Copland and Barber) and spare piano flourishes, seasoned with inventive rhythmic touches, to carry its moody tone forward. While it may draw on some of the same minimalist and post-modern influences as A Beautiful Mind , it has a wholly different emotional cast; a dark, but deeply rewarding musical journey. --Jerry McCulley Spotlight Reviews (What's this?) I used to be a huge Horner fan and picked up most of his new albums until about five years ago, when I felt he lost his magic. Most of his recent scores have sounded like they were on autopilot, and I still remember my horror at seeing Enemy at the Gates and hearing his main theme, also known as the main theme from Schindler's List. Now, I know, there are a thousand arguments about why film music is not always meant to sound totally original, and that Williams may have even borrowed some of his Schindler's melodies from elsewhere. It's all a matter of personal taste and I just haven't been moved by a Horner score for a while. When I saw this beautifully crafted film, however, I was struck by the simplicity and emotional depth of Horner's work. It reminds me a great deal of his beautiful score for Deep Impact. I was also glad to not hear tunes he'd used previously elsewhere. Although this doesn't have any of the driving, epic, thematic music Horner became a star for, like Titanic, it's a hauntingly beautiful work and is certainly worth picking up, especially for the wrenching final half-hour of the film, which is almost entirely scored. With the scores for "Enemy at the Gates", "Radio", and "A Beautiful Mind", among others, Horner borrows heavily from himself and regurgitates old themes and progressions. Even the score for which he's perhaps best-known -- the Oscar-winning "Titanic" -- is heavily derivative of his own previous work. Finally, with "House of Sand and Fog," Horner has given us something to treasure again: an original, moving score for a great film. Listening to this music, I am reminded why I started following Horner's work so long ago. His subtle touch and avoidance of a "catchy" theme is evident in every track. Among my favorite pieces are "Two People," "The Dreams of Kings," and "Old Photos, New Memories"... but really, every song is a good one, and the album as a whole can be numbered as one of Horner's true masterpieces. What I admired most about it was that Horner was able to abandon the style he has adopted for most of his recent work and just let the spirit of the film take over. Good film music is all about making music which evokes the right emotion for the film it accompanies, and the music for "House of Sand and Fog" does that perfectly, not only going along with but enhancing the feeling of each scene. The fact that the music is a joy to listen to on its own just makes it that much better. Listening to James Horner's score for "House of Sand and Fog" reminds me of when I first listened to "Glory" and "Field of Dreams" and "Sneakers"... not because these scores are similar, but because they are all unique. They all bear the mark of James Horner, but it is Horner at his original and emotional best, and James Horner at the top of his game makes for some wonderful music. Was this review helpful to you? Quiet, elegant, melancholy, moving: not words you'd use to describe a movie soundtrack, especially a wide-release flick like this, these days. I even agree that some of the pieces remind me of Gorecki. "The Waves of the Caspian Sea," for example, sounds remarkably like the Polish composer (one of my favorites, too), to the point that I almost expect to see his name in the credits. I think he borrows heavily from himself without ever stating anything new. This isn't always a problem if the composer takes his "internal themes" and transfers in an invigorating way to new material. But for me, Horner doesn't do that. With this score for THOSF, Horner really hits one home. I actually had to look at the cd just to make sure it really said "music composed by James Horner", this is so beautiful and different for him. As others have said, all of the tracks really are beautiful. This isn't the type of score you put on as background music nor something you listen to to Not think. This score is emotive and heavily melancholic. It reminds me of Gorecki's Symphony No.2, and if you know that piece of music, you know there's no a higher compliment I can pay this score. (BTW, if you're interested in a composer doing new and exciting things check out Danny Elfman's score for The Hulk, his score that should've been nominated over his mediocre one for Big Fish.) ( Report this ) 11 of 11 people found the following review helpful: OSCAR CONSTENDER!!!! , December 10, 2003 Reviewer: A music fan (somewheres) This soundtrack is deep in emotion, but extremely subtle and "underplayed"- a beautiful and very relaxing work. Listen to it in the dark! It is come of the most calming music! And for all you Horner fans out there - he does not borrow any real theme or even transitions (until the 15 minute track - "the Shooting, and Payment for our sins" where there is actually one statement from the missing score). Other than that his style is pretty much the same even though a lot less melodic and more like Lisa Gerrard's WHALERIDER, or DRAGONFLY by Debney. The instruments used are piano (there is wonderful piano solo in "TWO PEOPLE", string orchestra with synths and a tiny bit of oboe and flute. Also a neat touch for the tension motif is the plucking of strings along w/ timpani! If you like darker, ambient and personal scores get this today!!!! Was this review helpful to you? Think Again Interviews with real people See a video WHAT DO THEY DO? It's the "American Dream"-- buying a house somewhere to call one's own. And the people who assist in that dream, making a fair profit at the same time, are real estate agents. When people want to buy a house, some land, or a commercial property, they usually contact a real estate agent or broker who collects listings of all the houses, properties and parcels of land for sale in a particular city or neighborhood. The agent sorts through the listings and selects the properties that seem to fit a buyer's price range and needs. The agent then shows the property to the buyer, along with any others that seem to fit the bill. When clients have questions--for instance, how old is the roof and is the property in a flood zone--agents track down the answers. They draw up contracts between buyers and sellers, and help smooth along the whole process by acting as a "go-between" between buyer and seller. Money enters the picture when the agent actually makes a sale. Agents charge both buyers and sellers for their services. Many also offer services like renting and managing property owned by others, also for a fee. Real estate brokers are the people who own and manage real estate agencies. Real estate agents are usually independent sales workers who provide their services to a licensed broker on a contract basis. In return, the broker pays the agent a portion of the commission earned from the agent’s sale of the property. (Agents are also sometimes called realtors if they belong to the National Association of Realtors). Despite all the excitement and money in real estate in recent years, selling real estate is not an easy line of work. Agents must stay on top of changes in the market by constantly touring homes that have just been listed. They work nights and weekends and have to be on call for clients who want to see them at odd times. They spend many weekend afternoons sitting at "open houses" and must be aggressive and good at drumming up new clients. In very competitive markets they must perfect the art of cold-calling or canvassing for new business. Va Association of Realtors Most importantly, real estates agents must be expert negotiators since they must manage delicate price negotiations when an interested buyer and seller hook up. The agent also coordinates the "closing" when a property is sold, that is, the actual signing of papers and transfer of a property's title. Once the property is sold, the agent who sold it and the agent who first got the listing both receive a portion of the commission. Agents who sell a property they also listed can increase their commission. Real estate agents and brokers need to know a lot about the communities in which they work. They need to know about the local real estate market and about local services, particularly the schools. They also need to be familiar with local zoning and tax laws, and know where to get financing. A broker's knowledge, resourcefulness, and creativity in arranging mortgages often means the difference between success and failure in closing a sale. Above all, the successful real estate agent has to be able to sense what clients really want in a property, be good at selecting properties that clients will like, and at helping clients be realistic about what they can afford. This type of job, in short, calls for a business-minded "people" person who really knows the lay of the land, so to speak. SOME AREAS OF SPECIALIZATION Most real estate agents and brokers sell residential property. A small number, usually employed in large or specialized firms, sell commercial, industrial, agricultural, or other types of real estate. Every specialty requires knowledge of that particular type of property and clientele. EDUCATION, CERTIFICATION, & LICENSING In Virginia, as in every other state, real estate brokers and agents need a license. Prospective agents need to be at least 18 years old, and pass a written exam. The exam--more comprehensive for brokers than for agents--includes questions on basic real estate transactions and laws affecting the sale of property. In Virginia, agents have to complete 60 hours of real estate classes at an approved school and pass the state and national portions of the salespersons exam. Brokers must complete 180 hours of education, pass the state and national portions of the broker exam, and submit proof that they worked as a salesperson during 36 of the preceding 48 months before applying for a license. A college degree is helpful in certain areas like commercial real estate, but it is not required. Real estate licenses must be renewed every two years. To qualify for renewal, agents and brokers need to complete 8 hours of approved continuing education. In addition to licensure and continuing education requirements, real estate agents and brokers in Virginia cannot be guilty of violating the fair housing laws of any jurisdiction, nor convicted anywhere for a misdemeanor involving moral turpitude, sexual offense, drug distribution, physical injury, or any felony. Brokers usually earn more, in the $20-110,000 range. Incomes in this occupation vary widely because agents work on commission. They are paid a percentage of each sale they make, so their incomes depend on the price and the number of properties they sell. The average commission is about 5-7 percent of a property's selling price. This commission rate varies from firm to firm, and commissions are often split between broker and agent on a 50-50 basis. Commissions can also be split between the agent and broker of the listing firm and the agent and broker of the firm that made the sale.
