Or, if you purchase a farmhouse or villa with agricultural land in Italy, your farming neighbours could exercise the right of pre-emption, that is, buy back the land for less than its purchase price. This is a complicated area of tax and law, warns international estate agents Knight Frank. Not only countries, but regions too may have their own property specific regulations. A national Spanish law on development was revamped and passed by the Valencian legislature in 1994 for instance, which gave local developers in certain circumstances the right to demand payments for infrastructure improvements or to obtain repossession orders.
