I am now 54. To deny a real estate bubble is to ignore the obvious market fundamentals. Obviously, there are different factors in different markets, but as a longtime investor/Realtor/broker there is no logical argument against real estate prices declining 10 percent to 30 percent in the "hot markets." The South Florida condo market will be a blood bath. The median income cannot buy the median house in most markets; interest rates will continue creeping up; speculators have driven prices to insane levels and when the going gets rough they will walk from a lot of residential properties. Most "hot" areas are becoming alarmingly overbuilt with residential inventories rising; lenders have ticking time bombs in their ARMs, negative equity and interest-only mortgages. Do your homework. Be wary of those whose opinions are tainted by the fact that they or their company have a stake in this insane market continuing. Michael H. We might add, "And what are we doing to our children as we worship at the altar of the mundane?" Years ago I read that about 1,000 children were tested for creativity just prior to entering kindergarten. Eighty-five percent of the children tested "creative." Twelve years later the same group was tested, and only 35 percent of the students tested "creative." What happened to the children along the scholastic way, and does the country even care? Where's the outcry? Isn't the creativity of our generations one of our most precious resources? It's been said that we're only one generation away from losing our freedom. Could it be that with escalating offshore competition in view, and stultifying U.S. scholastic models utilized, that the above advisory could also apply to our economic freedom? A. Answer from Brett Krkosska: Comply With Regulations Before Selling Home-Made Food Products Online Before starting a home business selling food products it's a good idea to investigate regulations on the local level, as well as state and federal mandates. The Food and Drug Administration is the federal regulatory body who sets national guidelines. More information can be found by visiting their website. You'll need to make some phone calls to research your requirements on the state and local level, as regulations vary with location. State governments vary as to what products may or may not be prepared and sold from home. For instance, canned goods are often prohibited. Many states require a food permit, and inspections from your local health department are to be expected. You may find that a commercial kitchen, or at the very least, a separate kitchen is required for home prepared foods. Call your state and local health agencies for information on permits and regulations that apply to your business. You'll also want to make sure you are in compliance with local zoning and licensing laws. Your county and city clerks are a good place to start. This years' event was hosted by Texas Parks and Wildlife Department, National Parks Service and the Texas Land Trust Council. A total of 176 attendees were made up of representatives from 24 land trusts, numerous state agencies, federal agencies, city and county agencies, as well as river authorities. Participants included appraisers, range managers, attorneys, landowners, realtors, and corporate representatives. Several new organizations were at the conference this year including the National Wild Turkey Federation. While Texans made up the majority of the crowd; TLTC was pleased to welcome folks from Washington D.C., South Carolina, Colorado, Oklahoma, and Massachusetts. Saturday's morning plenary session sparked lots of interest. The panel of speakers discussed Ethics & Integrity in Land Conservation.
