A few ads contain coupons, for those that like to cut those little things out (unfortunately they are hardly ever for anything I want !). The paper is also a lot thinner than the higher priced home/garden publications, and the photographs do not reproduce that well on it. On the bright side, there are many nice dcor ideas, and simply terrific recipes. Taking the October 2003 edition as an example, Fall colors and produce are the theme. It has some ideas on how to display gourds, and an article on a community pumpkin patch, from the June planting by 140 neighbors and friends in a 6000 square ft. area, to harvest time. There are numerous articles on remodeling, "Foolproof Potted Plants", on the joys of having hardy succulents in your home, and a lovely piece with lots of photographs on actor Peter Strauss' gorgeous Ojai, California garden. The best article of all, is "The Magic of Soup", and some of these recipes are so good they might end up in your family for generations. They are simple to prepare, with easy to find ingredients, and will make a healthy, hearty meal for those frosty days ahead. Also included with the recipes is the preparation and cooking time, and nutritional statistics. As someone who writes a lot of notes and cards, I appreciate the final page which is about letter writing, and how this vanishing form of communicating is good for the soul. With a focus on friends and family, gardening, interior design, building, family matters, flood, good health and shopping, you can't go wrong! I like the "Yours for the Asking" section where you can send away a postcard for more information instead of contacting each company. For mom's, the "kids project" section will be amusing and your kids will love the ideas. The cartoons are also cute and I had to laugh at the one that said: "Of course I love you. Didn't you get my fax?" Something about the pictures in this magazine always remind me of a bright sunny day. The open kitchens and lush gardens are just a treat to see. The recipe section really has a personality all of its own. The "Petite Caramel Apple" recipe they had in the September 2001 issue was so adorable! I look forward to every issue! Having lived in Washington, I do enjoy seeing some of the plants that I am missing here in Colorado, but it would be nice to see a more varied selction of gardens becasue we all can't live in the Pacific Northwest. I have a subscription to Sunset so I guess that will have to suffice, but I do wish BH&G would take that into consideration. Otherwise, I LOVE this magazine. I used to get several magazines, but this was always my favorite. It is chock full of ideas that we can really use. And I love the photography. What sets BH&G apart is that you can see a hint of life in these beautiful houses. Slippers on the floor, newspaper on the table and often the owners of the home are in the pictures too. They are sometimes blurred from movement which is actually nicer than a posed shot. It helps set the feeling that this home is lived in and is attainable. I would say get this magazine right away. I am now 54. To deny a real estate bubble is to ignore the obvious market fundamentals. Obviously, there are different factors in different markets, but as a longtime investor/Realtor/broker there is no logical argument against real estate prices declining 10 percent to 30 percent in the "hot markets." The South Florida condo market will be a blood bath. The median income cannot buy the median house in most markets; interest rates will continue creeping up; speculators have driven prices to insane levels and when the going gets rough they will walk from a lot of residential properties. Most "hot" areas are becoming alarmingly overbuilt with residential inventories rising; lenders have ticking time bombs in their ARMs, negative equity and interest-only mortgages. Do your homework. Be wary of those whose opinions are tainted by the fact that they or their company have a stake in this insane market continuing. Michael H. We might add, "And what are we doing to our children as we worship at the altar of the mundane?" Years ago I read that about 1,000 children were tested for creativity just prior to entering kindergarten. Eighty-five percent of the children tested "creative." Twelve years later the same group was tested, and only 35 percent of the students tested "creative." What happened to the children along the scholastic way, and does the country even care? Where's the outcry? Isn't the creativity of our generations one of our most precious resources? It's been said that we're only one generation away from losing our freedom. Each type of land has pros and cons but ultimately it comes down to time and money. Land without planning permission Land for sale without planning permission is much cheaper than land with some type of planning permission . Buying a plot of land for sale without planning permission does carry an element of risk - in terms of self build it might be wise to consider this more of an investment rather than guaranteed building land. There are many companies offering land for sale without planning permission in areas of housing shortage, ripe for development and, in some cases, the government have specified green belt land for development. This type of land for sale is often referred to as strategic land. Strategic land for sale is often next to existing development and over time may become enveloped in the boundaries and may be considered for development. Once planning permission is gained the value of this land is much greater. A plot of land without planning permission may cost around £15,000. An equivalent plot of land with planning permission may be sold for around £100,000. The land may not be considered for development now, but with the UK government putting their foot down and forcing local councils to build more homes more land may be released or reconsidered at any time. A couple in London purchased a plot of land without planning permission - yet just seven weeks later Islington council had given planning consent! Plots of land for sale can never be guaranteed to get planning permission in the future - nor can it be guaranteed that the land will not gain it. There may be money to be saved and money to be made in the medium to long term from plots of land for sale without planning permission. Read a buyers experience of land for sale without planning permission Land with Planning Permission Land for sale is also available with planning permission . The planning permission may range from simple outline planning permission to detailed planning permission. The degree of planning permission is reflected in the price. A plot of land with planning permission is an easy, if costly route to ensuring that you can build on the land. But in the case of land with full detailed planning permission you need to be sure that the plans submitted match your plans for self build. This type of land is expensive and the end result may be far from your 'dream house'. If you purchase land that has outline planning permission this may give more scope to get your own plans approved, but there are no guarantees that the changes you propose will be accepted. When buying land for sale with planning permission it would be wise to have an informal chat to the planning authority to discuss your plans to see that they are not rejected.
