If the applicant is a resident of another state, the applicant must be licensed by that state as a real estate broker. To be eligible to apply for a real estate Broker License, an individual must furnish the Commission satisfactory evidence of successfully completing the following: Not less than two (2) years active experience in Texas as a licensed real estate salesperson or broker during the 96 month period immediately preceding the filing of the application; or If licensed as a broker in another state, not less than two (2) years active experience as a licensed real estate salesperson or broker during the 36 month period immediately preceding the filing of the application. 270 classroom hours of core real estate courses . An additional 630 classroom hours in related courses acceptable to the Commission. Evidence of successful course completion shall be presented via credit transcript or certificate accompanying an application. DO NOT submit original transcripts and/or course completion certificates. Keep the originals for your personal files and send photocopies to the Commission. To be eligible to apply for a real estate Broker License you must first obtain a letter from the Commission attesting to satisfaction of all education requirements. THE EVALUATION OF EDUCATION DOCUMENTS MUST BE PERFORMED BEFORE THE APPLICATION CAN BE FILED. To obtain an evaluation of your education documents submit the form, Request for Evaluation of Education Documents . A fee of $20 is required for the evaluation of education documents for the purpose of determining if education requirements have been satisfied. This fee is good for one year. Please submit copies of your transcripts or course certificates with your request for evaluation. DO NOT submit original documents. The following required fees must be submitted at the time of filing an application. AN APPLICATION RECEIVED WITHOUT THE APPROPRIATE FEES WILL BE REJECTED AND RETURNED. The following fees should be submitted in ONE CHECK OR MONEY ORDER payable to the Texas Real Estate Commission. ALL FEES LISTED BELOW ARE NONREFUNDABLE. Once your application has been received, processed and accepted, you will receive notification that you may obtain a copy of the Candidate Information Brochure (CIB) to register for the exam. The CIB will provide instructions on how to make reservations to take the examination and contains study material and instructions about licensing. A copy of the CIB can be downloaded from the PSI web site at http://www.psiexams.com . Please DO NOT attempt to register for the exam without first receiving notification from our office. The filing of an application authorizes an investigation of the applicant's background. Information revealed in an investigation may be cause for disapproval of an application even though other requirements for a license are met. If an investigation is necessary, it may not be conducted until the applicant has passed the examination. State law prohibits issuing more than one license after a licensee has defaulted on astudent loan guaranteed by the Texas Guaranteed Student Loan Corporation (TGSLC) unless the licensee has entered into a repayment agreement with TGSLC. YOU SHOULD CONTACT TGSLC BEFORE FILING THIS APPLICATION if you have defaulted on a student loan. An application or renewal may be rejected if this agency has received information from TGSLC that the applicant has defaulted on a student loan. You are not authorized to perform any act for which a real estate license is required until an ACTIVE Texas Real Estate Commission license is in your possession. Conservation Trust for NC - Emergency Land Protection Loan Fund Blue Ridge Parkway Project Statewide Land Protection Programs Regional Partnerships Emergency Land Protection Loan Fund Conservation Properties for Sale info@ctnc.org 1028 Washington St Raleigh, NC 27605 919-828-4199 (Tel) 919-828-4508 (Fax) Emergency Land Protection Loan Fund The Conservation Trust for North Carolina operates an Emergency Land Protection Loan Fund to enable land trusts to increase their ability to respond to time sensitive land and water protection needs in their communities and regions. The Emergency Land Protection Fund is critical to the protection of properties highly threatened by development. The Conservation Trust has operated the Fund since 2001 thanks to generous donations from a key supporter. One hundred percent of the Emergency Land Protection Loan Fund is invested in land. Loans from the fund are repaid by local land trusts within twelve months at a low interest rate, allowing funds to be continuously reinvested in highly threatened properties. Thus far, the Fund has been used to protect 974 acres in North Carolina’s mountains. The vast majority of the funds are dedicated to protecting land in the mountains. Properties protected through the Emergency Land Protection Loan Fund Ruby Bend - Land Trust for the Little Tennessee The protected property consists of 61 acres on the Little Tennessee Rive in Macon County. The property is adjacent to the Needmore property, which has been the state’s highest priority river conservation project in Western North Carolina. The land helps to protect half the native freshwater fish species in the state, including the state’s greatest cluster of freshwater mussels. Beech Creek Bog - Blue Ridge Rural Land Trust This 120-acre bog is the largest and the most pristine example of a bog community existing in the state. The bog was transferred November 1, 2002 to NC Parks and Recreation and will be managed for the public to enjoy as the new Beech Creek Bog State Natural Area. Water Quality and Endangered Habitat - High Country Conservancy This 22-acre parcel in Watauga County was purchased to protect forested mountain slopes containing habitat for rare and endangered species, a buffer zone for a protected old-growth forest on Blue Ridge Parkway land, and a tributary of Winkler’s Creek - a source of the town of Boone’s water supply. Catawba River - Foothills Conservancy of North Carolina This 771-acre tract in McDowell County was given a highest preservation priority on the Catawba River Headwater Streams Riparian Conservation Design. The undeveloped forests on the property hosts seven source water streams, five of which drain to the Left Prong of the Catawba River. The property also protects scenic vistas from the Blue Ridge escarpment between Black Mountain and Old Fort. Renting a House RENTING A HOUSE If you rent a house, rather than an apartment, you'll have some additionalconcerns: Lawn care and snow removal will probably be your responsibility. City codes require that lawns be mowed. If you think the landlord is providing either of these services, make sure your lease says so. Garbage hauling is not a municipal service in Champaign-Urbana. Unless your lease says that the landlord provides and pays for hauling, you'll have to call a private hauler and arrange service. Look in the yellow pages under "garbage." (Note: references in your lease to sanitary fees are for the sewer system, not for garbage hauling). Don't assume the garage comes with the house; make sure the lease says you are renting the "house and garage." If the house has no garage but you plan to park in the driveway, make sure the lease says Lessee may park in the driveway at no extra cost. Be sure the lease states the number of bedrooms in the house, especially if any bedrooms are in the basement or attic. If any area containing bedrooms becomes unfit for habitation while the rest of the house is still habitable, you'll be in a better bargaining position with your landlord if you can prove that the uninhabitable space was leased to you for living and sleeping purposes. Zoning laws prohibit more than four unrelated adults from living together in a single family home. The tenants, as well as the landlords, can be held liable by the city for violating the law. Enforcement is complaint-driven. If you live in Urbana near the U of I campus, or if you live anywhere and annoy your neighbors with noise or illegally parking cars on the lawn, you are a likely target for enforcement. See section of this handbook on " Zoning ." Be especially careful about including in your lease a list of all appliances that the landlord will "provide and maintain." Don't assume the washer and dryer in the basement will be repaired by the landlord if one breaks down. They may have just been left in the house by previous tenants. Protecting your deposit is a bigger job with a house. Many tenants report being charged at the end of the lease for leaving trash in the yard, damage to a porch, lawn care, cleaning out the basement, etc. Both when you move in and when you move out, you should take photographs of the basement, attic, front and back yards and the porch , in addition to photographs of walls, floors, insides of oven, fridge and cabinets and all fixtures. Damage deposit refund law does not cover houses (except in the City of Urbana). If the house is in Champaign, Savoy or anyplace other than Urbana, be sure your lease states the time period for refund of the deposit and requires the landlord to provide you with an itemized statement of damages within a certain time period.
