Consider rental property if you're prepared for extensive research, a fair amount of financial commitment and, depending on how you set things up, a significant role in maintaining the property. Steps: 1. Assess your financial requirements and goals. Do you need a steady stream of income from your rental or do you plan on selling it for a profit in a couple of years? If it's the latter, look for lower priced property that you can fix up as you rent it out. 2. Consider being a resident landlord by purchasing a multiunit property and living in one apartment. In many cases, the income from the other unit(s) will cover your mortgage payment, allowing you to effectively live for free. Being on-site has other advantages, including ensuring that the property is well-maintained. 3. Decide if you want to do maintenance yourself. If you have the skills, equipment and temperament to deal with upset tenants and a backed up toilet at 2 a.m., fine. If you plan on hiring a property manager, add about 5 percent of gross income into your calculations. 4. Choose the kind of property you want. Single-family houses are generally less expensive than apartment complexes because of pure size, but generate less income. Apartments, on the other hand, can require more upkeep. 5. Get preapproved for a mortgage (see How to Shop for a Mortgage ). Financing investment property is different from residential property in that it requires a much larger down payment. 6. Start shopping: Check out classified ads in the newspaper and online. Find a real estate agent who specializes in commercial or income-generating properties. 7. Choose property where people want to live, close to shops, parks and decent schools, and in a well-kept neighborhood. There's nothing worse than owning a rental property without any renters. In addition, check out any restrictions on renting with the home owners association, which, if there is one, can have a say in any rental agreements. 8. Consider what improvements, if any, you may be willing to make. Buying a fixer-upper will be less expensive than a property in pristine condition, but you can go broke bringing a property up to rentable condition. You may also want to order an appraisal to get a fair market value. 10. Search past records for vacancy rates over the last five to ten years as well as at present. If the building is occupied, find out how long the tenants have lived at the property. Long-term residents are valuable, but may also have been signed on at a lower rental rate. 11. Plan on spending time and money advertising for and interviewing potential renters. Have a contingency plan in place if a unit remains vacant for a few months. 12. Determine what a competitive rental rate is for your property by asking rental agents what they would expect to charge, by reviewing area apartment listings, and by personally visiting units available in the neighborhood. 13. Run the numbers. Make certain that whatever income you derive covers your costs of owning the property, plus a profit. 14. Work with an attorney to draw up and review any necessary papers relevant to the purchase. 15. Negotiate the terms of the sale. Some sellers may be willing to pick up a share of closing costs and other expenses. The eventual price will also be affected by prevailing market conditions--keep these in mind when negotiating. Overall Tips: Check to see whether the value of other area properties have increased or decreased in the past five years. Try to buy in an area that's on the way up. Pay attention to when improvements were made to a property, which aids in the estimate of the building's value. Recent renovations are worth more than upgrades done a decade or more ago. Be on the lookout for any hazards common to older properties, such as asbestos, lead-based paint and electrical systems that are not up to code. Budget in reconciling these problems. Some cities offer low interest financing to property owners needing to make renovations. Look into such programs if you know you'll need to have the property painted, windows replaced or similar exterior repairs made. Discuss any tax benefits with a tax specialist. There may be local tax incentives for renovating your property as well as advantageous approaches to declaring your expenses. A few ads contain coupons, for those that like to cut those little things out (unfortunately they are hardly ever for anything I want !). The paper is also a lot thinner than the higher priced home/garden publications, and the photographs do not reproduce that well on it. On the bright side, there are many nice dcor ideas, and simply terrific recipes. Taking the October 2003 edition as an example, Fall colors and produce are the theme. It has some ideas on how to display gourds, and an article on a community pumpkin patch, from the June planting by 140 neighbors and friends in a 6000 square ft. area, to harvest time. There are numerous articles on remodeling, "Foolproof Potted Plants", on the joys of having hardy succulents in your home, and a lovely piece with lots of photographs on actor Peter Strauss' gorgeous Ojai, California garden. The best article of all, is "The Magic of Soup", and some of these recipes are so good they might end up in your family for generations. They are simple to prepare, with easy to find ingredients, and will make a healthy, hearty meal for those frosty days ahead. Also included with the recipes is the preparation and cooking time, and nutritional statistics. As someone who writes a lot of notes and cards, I appreciate the final page which is about letter writing, and how this vanishing form of communicating is good for the soul. All things considered, this magazine gives good value, and is meant for those of us who do not live in a mansion or have hours to devote to a single recipe. Was this review helpful to you? With a focus on friends and family, gardening, interior design, building, family matters, flood, good health and shopping, you can't go wrong! I like the "Yours for the Asking" section where you can send away a postcard for more information instead of contacting each company. For mom's, the "kids project" section will be amusing and your kids will love the ideas. The cartoons are also cute and I had to laugh at the one that said: "Of course I love you. Didn't you get my fax?" Something about the pictures in this magazine always remind me of a bright sunny day. The open kitchens and lush gardens are just a treat to see. The recipe section really has a personality all of its own. The "Petite Caramel Apple" recipe they had in the September 2001 issue was so adorable! I look forward to every issue! Having lived in Washington, I do enjoy seeing some of the plants that I am missing here in Colorado, but it would be nice to see a more varied selction of gardens becasue we all can't live in the Pacific Northwest. I have a subscription to Sunset so I guess that will have to suffice, but I do wish BH&G would take that into consideration. Otherwise, I LOVE this magazine. I used to get several magazines, but this was always my favorite. It is chock full of ideas that we can really use. And I love the photography. What sets BH&G apart is that you can see a hint of life in these beautiful houses. Slippers on the floor, newspaper on the table and often the owners of the home are in the pictures too. They are sometimes blurred from movement which is actually nicer than a posed shot. It helps set the feeling that this home is lived in and is attainable. I would say get this magazine right away. NEW YORK (MONEY Magazine) - Home prices across the country will likely keep rising over the next year. While many hot markets on both coasts could see a dramatic slowdown in their growth rates, the forecasters at housing research firm Case Shiller Weiss aren't predicting outright losers anywhere. Nationally, home values climbed 14 percent last year, or nearly double the 8 percent of 2003, when the bubble talk began in earnest. Prices are up 20 percent or more in some coastal cities, putting homes out of reach for many. In Los Angeles, for example, just 5 percent of homes sell at prices affordable to a median-income local family. Don't panic just yet, though. Any pop is unlikely to be nearly as severe as what can happen in the stock market. Local markets can drop 10 to 20 percent, but that's about as bad as it usually gets. And a crash is merely a paper loss as long as you don't need to move. Meanwhile, you get a roof over your head and, with a little luck, nice neighbors and good public schools too.
