Mcgovern (St. Paul, MN)- See all my reviews Poor program. It is not compatable with any other quicken software, and does not allow for any bank/ccard downloads. You need to enter each item individually, making it very time consuming. This is no better than a simple excel spreadsheet. Was this review helpful to you? Can I give it a negative star? , June 23, 2005 Reviewer: PBNTOAU "pbntoau" (Illinois)- See all my reviews I've been managing rental property for about 15 years, starting with 2 buildings and 10 units at the beginning and now with 25 units in 5 buildings, containing a mix from studios and 1-bedrooms up to 4-bedroom apartments. I recently decided to update from a very old version of Quicken, and since they had this program specifically for rental properties, I thought I'd found a perfect match. I couldn't have been more wrong. You would think that a company that has made accounting software for this long would understand the most basic needs, like a running total alongside each transaction (which even my 7-year old edition of Quicken had). Nope. There is only a single running total. Make a mistake, and it is virtually impossible to backtrack and find. How about a field for your check number, the singular way to identify your checks/transactions? It doesn't have one. One of the 8 or so automatic fields they do give you is unit number. Problem is, it's a simple numeric assignment based on the number of units you input when you create each building's account, and it can't be altered. Apartments lettered instead of numbered, numbered in partial sequence, alpha-numeric, by floors, cardinal direction, etc? Tough luck. These are just a few of the problems or basic design flaws I've come across. It took several painstaking hours to transfer the entries from my old software and books into this new software, and now I'm stuck until I either find the time to transfer the data to something I trust, or I continue to use this program until the end of the year. It's half baked, and that's putting it lightly. I wouldn't recommend it for even the most entry-level rental property owners or managers. I can't imagine a big firm using it. Regular quicken costs half as much (though even that's getting horrible reviews on Amazon). The previous reviewer said it's no better than a simple excel spread sheet. I'd go further and say it's worse. Save your time and money, and just create a simple excel file. Was this review helpful to you? Uyttebroek "Disgusted with Intuit" - See all my reviews I bought the software about a month ago. Everything was working fine until a prompt for an update came across. The update process removed the aplication from my computer. Attempts to re-install the product were fruitless. The program is now worthless. Attempts to get a response from Intuit were also fruitless. Last time I buy an Intuit product and my advise is for everyone not to buy this worthless product and any other Intuit product. ( Report this ) 2 of 2 people found the following review helpful: Better than Paper, But Not Full Featured like Quicken , November 9, 2005 Reviewer: William Perez "About.com Guide to Tax Planning" (San Francisco, CA United States)- See all my reviews QRPM is a stand-alone software program for tracking rental income and expenses. It does not integrate with Quicken, Quickbooks, or Excel. It does allow you to export to TurboTax, but that's the extent of integration. QRPM is designed to replace paper-based systems, such as ledgers, envelopes, scratch paper, and checklists. This is not a full-fledged accounting software, so if you are looking for robust bookkeeping features (online banking downloads, bill payments, cost basis accounting), you are better off spending a few hours to customize Quicken or Quickbooks. Otherwise, for what QRPM does, it does well. In Version 2 you can add up to 100 properties and up to 100 units per property. You can name your units anything you want (such as "24A," or "Garage"). QRPM is designed to track rents and basic expenses. You can quickly see which tenants have paid, who hasn't paid, who has paid late, and which leases are expiring. QRPM is great at tracking this basic information. For anything more advanced, you'll want to develop customized categories (in Quicken) or accounts (in Quickbooks) along with customized reports to get a quick overview of your rental properties. Was this review helpful to you? ( Report this ) 9 of 9 people found the following review helpful: Like a spreadsheet, but less useful , September 11, 2005 Reviewer: W. Lundin - See all my reviews This Rental Property Manager is like having one register for each property to track credits and debits. Some reports. Thats it. Using the regular Quicken Basic, with a Banking account and a Property/Asset account, works better and gives you a way to compare operating expenses, income, mortgage/loan information, and property value. Since its scope is limited, having shorter lists of categories and tax schedules and lines to worry about than in the regular Quicken software, but the limited scope and higher cost for a focused subset of Quicken Basic? Not so useful. Was this review helpful to you? ( Report this ) See all 5 customer reviews... So You'd Like To... We look at the alternatives. By Sarah Jagger How to sell your home alone For most people in the UK, selling your home means using an estate agent. An agent will advertise your property and introduce potential buyers but charge you 2% of the sale price as commission, plus VAT at 17.5%. Or if you use more than one agent, you will be charged up to 3.5% commission plus VAT by whichever agent introduces the buyer. So on a sale price of £100,000, this would mean estate agents’ commission of more than £3,500 before you take into account solicitors fees and removal charges. You could, of course, simply add that cost into your asking price – but in a slow market that could mean you have a long wait for a buyer, or price yourself out of the market altogether. There are some alternatives though, and one in twenty vendors are now taking the DIY route which could speed up the process and save you on average £4,500 which means you can afford to get the decorators in at your new home. next About C4 | Jobs | Text Only | Access Advice | Contact Us | Terms and Conditions | Privacy | Help | Online Ad Sales

The latest report on third-quarter home prices, released Tuesday by the National Association of Realtors, showed continued strength. But increasingly there are signs that prices have plateaued. Of 147 markets tracked , 69 had gains from a year ago of more than 10 percent -- only six metro areas experienced declines. But from the second quarter to the third quarter, the national median home price rose to $215,900, up just 3.8 percent. That contrasts with a 10.4 percent jump in the prior quarter. And more and more leading indicators are pointing to a slowdown. In Boston, real-estate investor Matthew Martinez reports recently having spoken to five condo converters. "They all said the party was over," Martinez said. In Florida, Elena Filipa, vice president of the Corcoron Group in West Palm, said "We've leveled off. I would say prices will go up this year, but not as fast as they have." None of this surprises the many economists who have been waiting for a downturn. Richard DeKaser, chief economist for mortgage banker National City, has been reluctant to call the top, but thinks it has finally passed. "We're coming down the other side of the mountain," said DeKaser. The signs include: Builder pessimism The builders DeKaser surveys are less optimistic than they were even a few months ago. Separately, one leading builder, Pennsylvania-based Toll Brothers, announced last week that expected demand for 2006 would be down, resulting in moderating price increases and fewer sales. New-home sales declining DeKaser also notes that the number of new homes sold have fallen sharply since peaking in July at an annual rate of 1.3 million units. DeKaser calls new-home sales (rather than existing-home sales) the canary in the coal mine. "Developers tend to be more sensitive to market conditions," he said. They have cash flow issues, payrolls, and loans that put more pressure on them to sell. Ordinary home sellers are often more selective than developers, even taking properties off the market if they don't get the price they want. Developers have to drop prices to move inventory. Inventories rising Supplies of new homes are way up, to nearly 500,000 units, from 350,000 a few months ago. "That's an all-time high for new homes," says DeKaser. The higher the inventory, the more likely prices will fall. Sell times are up Houses are sitting on the market longer. New homes now take about 4.1 months to sell and existing homes 4.7; both figures are up substantially. What to expect In a recent survey, NAR members say they predict home prices to rise only 5 percent in the next 12 months. Nearly half of the realtors predict prices will rise less than five percent and 6.4 percent actually expect prices to fall. "You can't expect double-digit price increases to go on forever," said Walter Molony, spokesman for NAR. "We're seeing a market in transition in which there'll be an easing of price increases in the future." While DeKaser expects a slowdown, he predicts an "orderly transition" for the most part, with some exceptions. "There will be busts in some markets," he said. "Mostly, we'll come out of it unscathed." For the most part, DeKaser doesn't envision losses on that scale. He thinks home prices will decline 1.7 percent during the fourth quarter of 2005 and stay almost flat all the way through 2007. But history shows that some over-valued markets could fare much worse. Molony points out that the most severe drops in real-estate prices are usually triggered by an underlying economic crisis. After oil prices went into a six-year decline in the late 1970s, housing prices in oil cities experienced steep drops. In Oklahoma City, prices plummeted 26 percent in real dollars from 1983 to 1988. With inflation, the "real" loss was more than 40 percent. Houses in many oil patch cities are worth less in real dollars than they cost more than 20 years ago. How to protect yourself It may already be too late to cash out at the top, which some residents of hot markets have already done. About 500,000 California residents moved out of state since 2001, according to economy.com, many to take advantage of lower housing prices elsewhere. But houses are not really investments in the same way stocks or bonds are. As an investment, timing the market is touchy -- miscalculate and it can cost you. If, for example, you cashed out a year ago in Los Angeles, expecting to buy back in at a lower price, you'd have to spend nearly 23 percent more for a similar house this year. Add closing and moving costs and commissions and it could cost 30 percent more to get back into the market. Cashing out just doesn't make sense except for retirees or others in a position to relocate or downsize. People looking to buy right now should shop carefully. Look at a number of homes, try not to fall in love, and be realistic about prices. Don't be afraid to bid low. The days of multiple bids may be over for a while. With interest rates rising, try to get into a fixed-rate loan. Adjustable rate loans could adjust to a much higher level when they come due, making monthly bills much costlier. ARMs rates are so close to fixed at this point, it costs little extra to forego the risk of higher rates in the future. ________________________________________________________ Latest prices for 147 markets.
